2022
Major design upgrade - residential unit count increased from 159 to 225
In 2022, the Rubio Village Project achieved a significant milestone in its planning and design development: the residential unit count was successfully increased from 159 to 225 units through a comprehensive design optimization process.
This major enhancement was accomplished while preserving the project’s architectural character, urban design intent, and overall site circulation. The revised scheme not only increases land-use efficiency, but also strengthens community programming and long-term project value.
The optimization provides a more efficient layout for residential living, improves amenity distribution, and creates a stronger foundation for the subsequent phases of construction documentation, agency coordination, and permitting.
December 2025
Grading, excavation & shoring permit successfully issued
In December 2025, the Rubio Village Project successfully obtained its Grading, Excavation & Shoring Permit, marking a major milestone in the project’s transition from pre-construction to active construction.
With the permit now issued, the construction team will proceed with site excavation, earthwork operations, and foundation preparation, initiating the first phase of on-site construction activities.
Panku Inc. continues to work closely with all relevant city departments to maintain a smooth approval process and ensure timely progress as the project advances into full construction.
2025–2028
Construction outlook and key milestones
The Rubio Village Project is scheduled to begin on-site construction in January 2026, progressing through the following major phases:
• 2026–2027: Concrete Structure Phase: Construction of the two levels of underground parking and the main superstructure.
• Q1 2027: Framing Phase: The architectural form of the buildings will begin to take shape.
• Q2–Q3 2027: Roofing & Enclosure Phase: Roof waterproofing, insulation, exterior walls, and façade installation.
• July 2027: Roof Dry-In Milestone: The structure will achieve full weather protection, allowing interior work to proceed efficiently.
• Target Completion: Q2 2028: Substantial completion is planned for the second quarter of 2028.
